Estate Agency · Kwun Tong, East Kowloon

The paper you sign
at the viewing
is already binding.

One Plus One Property Agency Limited works across residential, industrial and office property in East Kowloon. Most of what goes wrong in a Hong Kong transaction happens in the first hour, at a desk, over a document nobody explained. We would rather explain it.

How a Hong Kong purchase actually unfolds

The step people underestimate is the third one

1
You view the property
No obligation, no commitment, nothing signed
2
You make an offer
Price and terms are negotiated between the parties
3
Provisional agreementBinding
Signed with an initial deposit. This is a contract, not a reservation
4
Formal agreement
Prepared by solicitors, with a further deposit
5
Completion
Balance paid, title transferred, keys handed over
Step three is signed in an agent's office, often the same day as the viewing. Walking away afterwards means forfeiting your deposit.

Who we are

An agency in the
middle of East Kowloon

One Plus One Property Agency Limited has been registered in Hong Kong since 2018 and works from COS Centre on Tsun Yip Street, in the heart of Kwun Tong. Our Chinese name, 壹家壹, plays on the idea of one family and one home — which is more or less the whole ambition.

Kwun Tong is an unusually mixed market. It was Hong Kong's first industrial new town, and much of that fabric is still standing — converted factory floors now holding offices, studios and workshops — while large residential estates sit a few streets away. An agency here handles a family looking for a flat and a business looking for 3,000 square feet of industrial space in the same week.

What both have in common is the paperwork. Hong Kong's property process moves faster than most people expect, and the document that commits you is signed early, often on the day of the viewing. Explaining that properly is not a courtesy — it is the job.

An agent who rushes you to sign is working for the transaction. An agent who slows you down is working for you.

Services

Two sides of the same market

Kwun Tong runs on both homes and workspaces, and the questions each one raises are entirely different.

Residential Sales

Flats across Kwun Tong and East Kowloon, including estates, older walk-ups and newer developments. Saleable area is quoted throughout, not gross.

Residential Leasing

Tenancies for landlords and tenants, with the stamping requirement, deposit handling and break clauses set out before anybody commits.

Office Space

Converted and purpose-built office floors across East Kowloon — a market that has changed enormously as Kwun Tong has been redeveloped.

Industrial & Workshop

Factory floors, storage and workshop units. Permitted use, floor loading and goods lift access matter more here than any photograph does.

Shops & Ground Floor

Retail and food premises, where licensing, ventilation and lease terms decide whether a unit is usable for your trade at all.

Paperwork Guidance

Walking you through the estate agency agreement, the property information form and the provisional agreement — in plain language, before signature.

Before you sign

Five things worth
knowing in advance

None of this is secret. All of it is in the legislation and on the Estate Agents Authority's own materials. It is simply rarely explained at the moment when it matters, which is usually a few minutes before a signature.

  • Check the licence — the firm and the person

The EAA keeps a public register. Both the agency and your individual agent must be licensed

  • The estate agency agreement sets your commission

A prescribed form. It states the rate, the term and whether the appointment is exclusive

  • Ask whether the agent acts for both sides

Dual agency is permitted, but must be disclosed and agreed. Ask directly

  • Saleable area is the number that counts

Gross area includes shares of common parts. The two figures differ substantially

  • Instruct your own solicitor early

Not after the provisional agreement is signed. Before it, when advice can still change something

Said plainly
We are paid on completion
Which gives every agent, including us, an interest in a deal happening. Knowing that is the best defence against it.
A viewing is not a commitment
You are never obliged to sign anything on the day. Any pressure to do so is about the agent's timetable, not yours.
Industrial units have permitted uses
A unit that suits your business physically may not be lawfully usable for it. Check the lease and the occupation permit first.
Sometimes the answer is wait
If your financing is not settled or the survey raises questions, the right advice is to pause. We would rather lose the commission.

At the second viewing I was ready to sign there and then. I was told to go home, sleep on it and call my solicitor first. Nobody in this industry had ever slowed me down before, and the flat was still available on Monday.

We needed a workshop with a decent goods lift and enough floor loading for our machines. The first thing checked was the permitted use, not the price. Two units we liked turned out to be unusable for our trade.

The listing quoted saleable area and the difference from what other agents had been showing me was startling. Once I understood the two numbers, half the flats I had been considering stopped looking like bargains.
